CALAX Corridor

Industrial

The creation of new infrastructures such as highways is always one that excites real estate players because of the opportunities these developments bring to local areas. Check out what is in store for South Luzon, particularly Cavite and Laguna with CALAX, and what it means for investors.

CALAX

The CALAX or the Cavite-Laguna Expressway is an infrastructure project meant to cut travel time and boost economic growth along the Cavite-Laguna corridor, spanning Sta. Rosa City, Laguna to Kawit, Cavite. The Build-Transfer-Operate (BTO) project is a public-private partnership project of the Department of Public Works and Highways (DPWH) with MPCALA Holdings, Inc. The project aims to cut down the travel time of 1.5 hours to just 45 minutes and will connect Cavitex to the South Luzon Expressways (SLEX).

CALAX opened for public use last August 24, 2021, letting motorists travel from Biñan City, Laguna to Silang East via the Tibig Road in Silang, Cavite.

Impact of CALAX

CALAX will do more than just help ease traffic. The areas that it passes such as Kawit, Open Canal, Aguinaldo Highway, Silang East, Santa Rosa Tagaytay Road, Laguna Boulevard, and Laguna Technopark are potential sites where activities in tourism, logistics, and commercial real estate investments are seen to increase.

Key infrastructure projects can help drive economic growth. New buildings are being built to decentralize away from places of high population. With the ever growing strain of businesses centered in the Metro, decentralizing has become important to ease traffic congestion and bring economic activity elsewhere. This is to also address the shift brought on by pandemic, where customers seek to avoid large crowds and desire more open spaces as they go about their routines.

Southern Luzon is one of the fastest-growing areas in the Philippines. Having easier access through roads and highways can help boost the development in both Cavite and Laguna. Laguna alone has several infrastructures that can boost its industrial and residential properties. In particular, Sta. Rosa can benefit from this as it turns into a key hub for residential, industrial, and recreational properties.

For investors, this makes it a lucrative opportunity to get started on properties in areas around Southern Luzon that will get boosted by the completion of CALAX. Commercial and industrial lots abound in these areas can give tenants a first-mover advantage in the growth opportunities that CALAX can bring.
