    Property valuation, also called appraisal, is the process of determining an asset’s value based
    on factors such as location, condition, comparable sales, income potential and market
    conditions. It is essential for buying, selling, financing, taxation, financial reporting and
    investment decisions, because everyone involved needs a reliable, independent number.

    SKF values real property, land and equipment. This includes residential properties, office
    buildings, retail spaces, industrial facilities, warehouses, hotels, raw land, plant and machinery,
    and special-use assets such as infrastructure and large-scale developments.

    Valuers apply the market approach (comparable sales), the income approach (capitalization or
    discounted cash flow) and the cost approach, selecting the method that best suits the asset.
    SKF’s valuations follow international Valuation Standards (IVS), which keeps methods

    Land is valued by analyzing comparable land sales, location and accessibility, zoning and

    confidence. A valuer assesses each asset using recognized methods and standards, giving the
    REIT’s investors and regulators an objective view of the portfolio’s worth.
